Manufactured homes on private septic often have small tanks, shallow lines, and plumbing that runs under the home. All three change how the system needs to be serviced.
Mobile home septic Mobile home septic covers onsite systems serving manufactured and mobile homes, where the tank is often smaller and the plumbing connection sits under the home. Access is usually through a skirted crawl area.
A smaller tank fills sooner, so a service interval that works for a site-built house can be too long for a mobile home.
The situation
Many manufactured home installations use smaller tanks than a comparable site built house. A smaller tank means less settling time and a shorter pumping interval, which is why these systems get into trouble when they are put on a four year schedule copied from a neighbor.
The plumbing under the home is the other difference. Lines that run in the crawl space or just below grade are exposed to cold and to physical damage from settling piers or animals. A slow drain in a manufactured home is as often a line problem as a tank problem.
